Local moves

The Lakes, Foothill Ranch, and Baker Ranch

Lake Forest covers a lot of ground. The original core around the two private lakes — the Lakes, Bennett Ranch, Serrano Highlands — is established and tree-lined. To the east, Foothill Ranch and Portola Hills climb into the foothills near Whiting Ranch with steeper streets.

Newer master-planned Baker Ranch and The Meadows bring fresh tracts with strict HOA move-in rules, elevator reservations in the condo buildings, and gate access in parts.

We're a Pasadena-based crew, and Lake Forest is a regular stop on our South OC route. Book with us and you get movers who know the HOA routine, the foothill grades, and which truck fits your street.

What we move

Lake Forest moves we handle every week

Four common Lake Forest moves and the planning each takes.

The Lakes family homes

Established tracts around the private lakes with two-car driveways and easy truck access. Plenty to move, so we send the right crew size to keep the day on schedule.

Foothill Ranch hillside homes

Foothill streets with elevation changes and longer driveways near Whiting Ranch. We bring the right truck for the grade and stair runs are built into the quote up front.

Baker Ranch new-build moves

Newer master-planned tracts with strict HOA move-in rules and, in the condo buildings, elevator reservations. We coordinate with HOA management before move day.

Townhome & condo moves

Garage-to-living-area stairs, COI requirements, and posted load-time limits. Our crews handle the stair runs without hourly surprises — built into the upfront quote.

Prepare

10 tips to prepare for your Lake Forest move

A short checklist that keeps moving day on schedule and prevents the most common surprises.

01

Book early

Weekends and month-end dates fill up fast. Same-day is available, but booking 2-3 weeks ahead gives you the best crew options.

02

Get it in writing

Your booking confirmation should list date, arrival window, crew size, both addresses, and the agreed hourly rate. No surprises later.

03

Pack non-essentials first

Books, decor, closet items, off-season clothes — pack these days ahead. Label every box by room to speed up unloading.

04

Keep valuables with you

Jewelry, cash, passports, laptops, hard drives, medications, and house keys travel in your car — never the truck.

05

Reserve truck parking

Newer Lake Forest communities and condo buildings need HOA move-in windows and sometimes gate clearance — coordinate 5-7 days ahead instead of a city permit.

06

Talk to your building manager

Lake Forest HOAs and condo buildings often have move-in windows, elevator reservations, and COI requirements. Call your HOA ahead so move day isn't held up at the gate or the front desk.

07

Update your address

USPS mail forwarding, bank, employer, subscriptions, delivery apps, and the DMV — knock these out the week before the move.

08

Clear walkways

Hallways, doorways, stairs, and the path from front door to truck. Quick prep that saves real time on move day.

09

Set utilities up early

Schedule El Toro Water District and SoCalGas to turn on at the new place the day before — so you walk into a working home.

10

Pack a "first night" box

Chargers, toiletries, towels, sheets, snacks, basic tools, and a change of clothes. Keep it with you so you're not unpacking at 11pm.

FAQ

Common questions

Don’t see yours? Call (626) 600-0341.

How much do local movers cost?
Local moves are priced hourly, based on crew size, how much you’re moving, and the distance between addresses. Most 1-bedroom apartments wrap up in 3-4 hours; 2-bedrooms in 4-6; full homes in a day. We give you a flat quote up front based on your specific move, so you know the total before move day.
Do movers pack for you?
Yes. We offer full packing, partial packing (just the fragile or tricky stuff), or no packing at all. We bring all the boxes, tape, paper, and bubble wrap — no need to source your own. We label everything by room and keep a clear inventory so nothing gets lost in transit.
Are there any hidden fees?
No. Your quote includes labor, truck, fuel, wrapping materials, and protection — the whole move. We don’t add surprise charges for stairs, long carries, or extra time we expected. If something changes that affects the price (an added couch, a blocked driveway), we tell you before we do the work, not after.
Do I need to notify my HOA in Lake Forest?
Often, yes. Newer communities like Baker Ranch and The Meadows, plus the condo buildings around the city, have HOA move-in windows, elevator reservations, and sometimes gate access. Tell us your community when booking and we coordinate gate clearance, COIs, and any posted load-time limits for you.
Can you handle Foothill Ranch and Portola Hills hillside moves?
Yes — foothill homes near Whiting Ranch are a regular part of our schedule. Steep driveways and elevation changes between the curb and the door are routine for us. We bring smaller trucks when the street calls for it, and long carries are built into the quote up front.
Do you serve Mission Viejo, Irvine, and Rancho Santa Margarita?
Yes. Mission Viejo, Irvine, Laguna Hills, Rancho Santa Margarita, and Trabuco Canyon are all in our regular Lake Forest service area at the same flat rates. Moving between these cities and Lake Forest is the same job for us — short drive, same crew.
